Development Summary

2007
Developing a 172 Unit senior affordable housing project in Aliso Viejo with a new ADHC Center proposed with a Senior Center for Aliso Viejo.

Broke Ground for new Laguna Beach Senior Center.

Remodeled the Laguna Beach Nutrition Center.

Developed the Proposal for another Senior Housing Proposal in Laguna Woods.

Remodeled Adult Day Health Care Center.
Did feasibility study on potential site for ADHC and housing Laguna Woods.

Remodeled old San Clemente Senior Center.

Transportation Program restarted with contracts with Cities and County.
City of Lake Forest did needs assessment for new senior center.

Secured 2nd year funding of $102,084 from United Way.

Secured funding of $102,084 from United Way for Project Independence (innovative collaborative with a medical group and local hospital, includes The Wellness Program)—renewable for an additional 2 yrs.

Implemented The Wellness Program.

Applied for a Section 202 Supportive Housing Grant to help with the housing problems facing the elderly.

Grand Opening of the Florence Sylvester Memorial Senior Center in Laguna Hills.

Expanded the Nutrition Program to include a breakfast meal—serve an additional 10,200 Home-Delivered Meals each month.

1998 Added a new site for Home-Delivered Meals at Forest Gardens Mobile Home Park as well as 3 new routes in Laguna Hills, Dana Point, and Mission Viejo.
1997 Began Regional Transportation Service.

Started construction plans for new Laguna Hills senior center with funds from Rossmoor.
1996 Added Alzheimer Unit with from funds from Dr. Gerald Bernath’s Trust.
1995 Implemented The Transportation Program.

Expanded senior site for senior services at Inn at Laguna Hills.

Developed large site for ADHC Medi Cal programs next to senior apartments.
1993 Assumed sponsorship for Adult Day Health Care Center in Laguna Hills.

Secured site for new senior center in unincorporated area.

Successfully got 2.6 million allocated for senior center in new city in our catchment area.

1990

Developed senior center in shopping center.
1988
Applied for and received 1.0 million California Health Facilities Financing Authority Bond Financing and built 8,000 sq. ft. state of the art Adult Day Health Care Center with Alzheimer's Unit. Opened early 1991. Licensed State Department of Health. We did land acquisition and total development.
1987
Applied for bond funding to do rehabilitation and expansion of existing building for seniors and was not funded.

1986

Accomplished a joint effort with a private development company to do a large life care project for the elderly over 300 units and nursing home for 56 beds.
1985
Applied for Senior Center Bond Funds and granted $450,000 to build second phase of center. Funded in 1983. Completed and operational.
1983
Applied for Community Development Block Grant Funds for new Senior Center in an unincorporated area in our catchment district. Funded for $500,000.

1982

Opened Adult Day Health Care service and are State Licensed for by Department of Health and Medi Cal Certified.
1981
Filed another HUD 202 affordable housing application and was funded six million ($6M) and Section 8 certification for 30 years. Currently, partnership with another large non profit has taken over debt service and our position on loan. We completely built 72 units in 1983.
1980
Prepared joint application with City of San Clemente to receive Federal and County funds for new senior center. Built and occupied June 1982.
1979
Prepared first HUD application for 202 and Section 8 funding project site had noise variable problem.
1978
Developed multipurpose senior service program in a consortium model.
